It's not easy to find a home that feels both spacious and elegant while being grounded and personal.
Nova @ S2 Heights by IJM Land manages to accomplish just that.
Nestled in the serene township of S2 Heights, this freehold enclave of semi-detached homes and bungalows is designed for families seeking luxury with a sense of warmth.

To understand what makes Nova stand apart, the architects behind the project, David Chan Weng Cheong and Chan Mun Inn of Design Collective Architects (DCA), shared some insights about how Nova was designed to grow with families, connect with its surroundings, and prepare for the future.
The design philosophy behind Nova focuses on harmony between people and nature
David explained that the foundation of Nova's design came from a desire to create a living environment that complements its natural landscape.

"IJM's idea is to create a comprehensive living experience for modern families that integrates the surrounding nature with architecture," he said.

The result is a neighbourhood that feels connected to the land it occupies, where the architecture serves the environment rather than competing with it.
Natural light, open spaces, and fresh air shape how each home feels inside
Stepping into a Nova home immediately reveals the design intent.
"We designed high ceilings with wide window and door openings to allow natural light and good ventilation," David explained.
These openings extend into verandas and shaded areas that invite movement between indoors and outdoors.
Residents can sit comfortably outside while still enjoying natural ventilation and daylight. The effect is both functional and social, encouraging families to gather and spend time across the home's open spaces.

Every design decision prepares residents for sustainable living
According to Mun Inn, sustainability is not a feature added after the fact but a principle woven into the design from the start.
"We designed all doors and windows to maximise daylight and cross-ventilation.
"Homes today need to be adaptable. With solar thermal systems, rainwater harvesting, and EV readiness, we're preparing for future-ready living," he explained.

Public areas use LED and solar lighting, reducing energy dependency across the neighbourhood. These features reflect a shift toward smarter, more efficient living without sacrificing comfort or aesthetics.
For those who treasure exclusivity, the low-density planning ensures every home enjoys space and privacy, with generous road widths and natural buffers between units
"The homes are designed within a low-density community, giving each one more privacy and exclusivity," said Mun Inn.

Security is equally prioritised, with a guarded entrance, digital door locks, and smart home systems in each home.
Inside, spacious bedrooms come with en-suite bathrooms, while living and dining areas are designed for openness and interaction.
Together, these features provide a sense of ease and reassurance that complements the development's architectural refinement.

Ultimately, both architects agree that human connection is the most valuable aspect that ties down the design of the project
"The homes are designed to connect multiple generations within families, with shared spaces for everyone," Mun Inn said.
The surrounding community reinforces that idea. Residents can spend time in the central pavilion, community garden, or recreational centre, while children explore the playgrounds and linear park.
Facilities like the basketball court, jogging path, hiking trail, and outdoor fitness equipment make it easy for all ages to stay active and engaged.
This sense of openness extends from each home to the wider neighbourhood, fostering both family connection and a genuine community spirit.
