All property owners in Malaysia are required to pay assessment tax, also known as cukai taksiran or cukai pintu

Assessment tax is billed twice a year by your local municipal or city council (Majlis Perbandaran or Majlis Bandaraya).
The amount payable is based on your property's estimated annual rental value, multiplied by a fixed assessment rate set by the council. This valuation may change from year to year depending on how your property is assessed.
As most councils have phased out physical bills, property owners are now responsible for keeping track of and paying their assessment tax on time.
Assessment tax billing cycle
First half: 1 January to 28 February
Second half: 1 July to 31 August

If you're like me and missed your assessment tax deadline, you may have gotten a pink slip at your door.
So, should you be worried?

Typically, if you miss the payment deadline, you may be charged a late penalty or interest, depending on your local council. Continued non-payment can result in reminder notices, legal action, or even a warrant of attachment (persistent non-payment can lead to the seizure and auction of the property itself).
It can also cause issues when trying to sell or refinance your property, as all outstanding taxes must be cleared first.
What you should do: Settle your assessment tax the soonest you can

You can check and pay your bill through your local council's website, app, and email or SMS services.
If paying through a website, you can "pay as a guest" as long as you have your account number, which is stated on the pink reminder slip.
For all homeowners, it's a good practice to check on your assessment tax status twice a year, to ensure you don't miss payment deadlines or have arrears piling up
