If you live in Malaysia, chances are your aircon works harder than you do most days
So it's no surprise when it starts blowing warmer air or just doesn't feel as cool as it used to.
But before you book a technician to check it, the question you're probably wondering is: do you really need a chemical wash or is a standard wash already enough for normal maintenance?
A standard wash is the cheaper of the two, and is fine for regular upkeep, but it has clear limits

A standard wash usually includes cleaning the air filters, wiping the exterior, and rinsing basic components like the blower and drain pipe.
Most standard washes in Malaysia cost around RM99 to RM120 per unit, depending on location, and it's something most technicians can do within 20 to 30 minutes.
For regular maintenance every three to four months, this is perfectly reasonable. However, a standard wash cannot reach the deeper parts of your unit, including the evaporator coil, internal fan blade, and hard-to-reach grime that builds up when your aircon works overtime.
Chemical wash becomes necessary when deeper dirt builds up inside your aircon system

A chemical wash involves dismantling more components, soaking them in a chemical solution, and flushing dirt from inside the coils and blower. It's more thorough, takes longer, and usually restores cooling performance more noticeably.
In Malaysia, the typical cost is RM150 to RM250 per unit for a full chemical wash. Some companies charge more for heavily clogged systems, or if mould buildup requires additional treatment.
A chemical overhaul, which is even more detailed and requires removing the entire indoor unit from the wall, can cost RM250 to RM400 depending on complexity.
The danger comes when you keep choosing standard wash for an aircon that's already dirty inside
A badly clogged evaporator coil or blower won't be fixed by simple rinsing. If the dirt has hardened or mould has grown deep inside, a standard wash only cleans the surface while the hidden gunk continues trapping heat.
Sometimes, choosing to save that RM50 to RM100 (and not doing chemical wash) can lead to:
- Higher electricity bills because the aircon strains harder to cool
- Water leaking because the drainage gets blocked
- Musty smells caused by mould and bacteria
- Reduced cooling power that makes your room feel warm even on 16°C
As a rule of thumb, chemical wash is recommended annually for heavy users or when symptoms of deep dirt build-up appear

Go for a chemical wash if you notice any of these:
- Weak airflow even at high fan speed
- Air feels warm or takes long to cool
- Musty or damp smell when switching on
- Water dripping from the indoor unit
- Visible mould on the fan or coil
- You've not serviced the aircon for a year or more
